When purchased by the Peace Bridge Authority, this building was a vacant strip plaza with numerous deficiencies. After deciding not to demolish, RAAI set about a major phased renovation that addressed the deficiencies in 2002 such as (i) introduction of a suitable building envelope/ skin, insulation and air barrier (ii) resolution of a series of existing floor level changes suitable to the new functions (iii) development of an exterior presence appropriate for the tenants and (iv) complete new mechanical and electrical systems, including the infrastructure for a new state of the art board room. The building functions at full capacity processing and streamlining commercial inbound truck traffic.
